Add garage

I am planing to add a garage to my house. My neighbor wanted too. The town require 25 feet from the side of the garage to the lot line, but both houses would not meet that requirement, since we only have 21 feet left after add the garage.

My question is if my neighbor request a approval and get approved, will it do me any good or bad when I submit the request to the town.
